Richard Storm has spoiled his kids all their lives and now wants them to make something of their lives so he cuts all of them off and give each a project to see if they can handle a good dose of the real world. Son, Tanner is given a dilapidated apartment building to turn around to retain his fortune but when he is arrested for not bringing the building up to code, he is sentenced to 3 days in jail, 3 weeks in the very building he owns and community service. He is assigned to play "Santa" as his community service and gets a taste of the real world living in the old building. He meets his neighbor Kyla and is instantly in lust for this woman. Little does he know, Kyla will open his close mind to a new world and a good dose of reality.

Kyla has had the world taken away from her with an accident two years prior. She lost her family and became in orphan right before Christmas and has not dealt with the loss. She is a resident at the apartments that Tanner now owns and puts him in his place. She has a heart of gold when it comes to others, including a sad little boy that lives in the building, Billy.

Tanner must decide how he is going to get all of the tenants to move out, but while he is living here, he realizes it may not be something money can't buy to get them out. He wants lust, but finds so much more!

This has to be one of the best of the complete series with a great story, funny characters and a dose of reality for everyone!
